Sites that are NOT a good fit

Before we talk about what sites are perfect for Streetfront, It may be helpful to also clarify what is NOT a good fit for Streetfront:

  • A building surrounded by single-family homes or farmland or auto shops with no amenities to walk to within 0.25 mile.

  • A building in an area where there is more asphalt than building structure for most of the surrounding area. This likely in an auto-centric area of town and not well suited to pedestrians.

The Ideal Site

What kinds of projects are right for Streetfront Development? My ideal project site is:

  • A currently ugly building or vacant lot

  • On Main Street or an existing commercial corridor

  • At or near a prominent intersection

  • Within walking distance to services nearby - grocery, library, bank, restaurants, etc.

  • At a price point that is 10x annual rent for what it could be rented in its current condition

  • With other potential future projects nearby

  • In a neighborhood that has personality and wants to deepen that personality
