Soil surprises led to budget realignment
Gray's Landing is a 42-acre mixed-use neighborhood taking shape on a former brownfield site in downtown Des Moines, Iowa.
The Meridian is a key part of that redevelopment activity. Despite thorough environmental pre-work, the project suffered budget overruns and challenges due to more extensive soil remediation.
Completed in 2025.
Engagement 2024-2025. Streetfront Development led a value engineering effort mid-construction, stabilized the budget, and led the construction effort to completion including marketing and lease-up coordination.
